Les critères de classement fixent des exigences sur le niveau de confort et la qualité de service, qui sont contrôlées tous les 5 ans par un organisme de contrôle accrédité par le Cofrac.
Ce contrôle est déclaré quelle que soit la catégorie de classement.
Il est effectué sur la base des critères de classement en vigueur.
Les grands principes du classement
Le classement des meublés de tourisme est volontaire
. Il comporte 5 catégories allant de 1 à 5 étoiles et il est valable 5 ans, période à l'issue de laquelle le loueur doit effectuer une nouvelle demande de classement s'il souhaite que son hébergement continue de bénéficier d'un classement.
Les critères du classement
La grille de classement contient 133 critères répartis en 3 grands chapitres : équipements, services au client, accessibilité et développement durable.
La procédure de classement
Le loueur du meublé (ou son mandataire) doit faire réaliser une visite de son meublé.
Il s'adresse à un organisme de son choix parmi ceux qui figurent sur la liste des organismes accrédités par le Comité français d'accréditation (COFRAC) ou la liste des organismes visés au 2° de l'article L. 324-1 du code du tourisme.
Dans le mois qui suit la visite du meublé, l'organisme qui a réalisé la visite transmet au loueur (ou à son mandataire) un certificat de visite qui comporte 3 documents dont les modèles sont fixés par l'arrêté modifié du 2 août 2010 publié au Journal officiel du 8 mai 2012 :
- le rapport de contrôle
- la grille de contrôle dûment remplie par l'organisme évaluateur
- une proposition de décision de classement.
